Iguatemi (IGTI3, IGTI4, IGTI11) announced on Thursday, November 5, 2026, that it is participating, through a subsidiary, in the development of the Four Seasons São Paulo, in partnership with Grupo Catuaí. The 44% stake in the project will require disbursements estimated at approximately R$ 300 mn, spread between 2027 and 2030. The investment will be made through a special purpose entity.

The high-end mixed-use complex will be built on a plot of approximately 3,700 m², between Amauri and Jerônimo da Veiga streets, in the Avenida Faria Lima area. The building will have 26 floors, with a 104-room hotel, 35 serviced apartments and 10 residences for sale. There will also be three restaurants, a bar, an event space, a spa, a pool and a gym. The hotel will be operated by Four Seasons, and the architectural design is by David Chipperfield Architects, in its first project in South America.

Based on current assumptions for development, occupancy, average hotel daily rates and unit sales, the estimated nominal, unlevered Internal Rate of Return (IRR) for Iguatemi's stake is 18% per year. The company estimates that, at maturity, the project will have the fourth-highest NOI (net operating income) per m² in its portfolio of 22 properties, behind only Iguatemi São Paulo, JK Iguatemi and Pátio Higienópolis.

The opening is expected for late 2030, subject to the development schedule and to obtaining the necessary approvals. Iguatemi said it will keep shareholders and the market updated on the progress of the project.
