Multiplan (MULT3) presented on Thursday, August 27, 2026, details of the Golden Lake real estate project in Porto Alegre, which foresees eight residential phases and an estimated General Sales Value (PSV) of R$ 5.2 bn. The development, located next to BarraShoppingSul, will total 20 towers and 250,000 m² of private area when completed.
By 2Q26, three phases of Golden Lake had been launched, with combined PSV of R$ 1.4 bn, 309 units and 73,000 m² of private area. The Lake Victoria phase, launched in October 2021, has an estimated PSV of R$ 600.0 mn, with four towers and 94 units ranging from 300 m² to 869 m²; 78.7% of the units had been sold, generating R$ 444.8 mn in recognized revenue through 2Q26.
The Lake Eyre phase, launched in September 2024 and scheduled for delivery in 2028, has two towers and 127 units ranging from 127 m² to 327 m², an estimated PSV of R$ 350.0 mn and 76.4% of the units sold as of June 30, 2026, with R$ 293.6 mn in PSV sold and R$ 111.0 mn in recognized revenue. The third phase, Lake Baikal, launched in August 2026, includes two towers, 88 units ranging from 197 m² to 254 m², 19,500 m² of private area and estimated PSV of R$ 400.0 mn, with delivery scheduled for 2Q30.
The Golden Lake complex is presented as the first private neighborhood in Porto Alegre and is integrated with BarraShoppingSul, which has already exceeded R$ 1.0 bn in PSV sold considering the mall, adjoining towers and residential phases linked to the development. The company estimates that the 1,400 residential units could house up to 8,400 people, which may impact the visitor flow at BarraShoppingSul, which recorded 31,200 daily visits in 2025.
Based on the average selling price of R$ 21,463 per m² achieved at Lake Eyre in July 2026 (12 months), Multiplan calculates that Golden Lake’s total PSV may reach from R$ 5.2 bn to R$ 6.7 bn, depending on the evolution of the price per square meter in the phases not yet launched. The project is also part of an additional development pipeline in the surroundings of BarraShoppingSul, which includes 52,560 m² of area for mixed-use projects and 30,800 m² for future expansions of the mall.
