How we calculate the score →Fundamental Analysis of HBTS5 (Habitasul)
IAHabitasul is a holding company in the Financial sector, operating in Real Estate Exploration, with shares listed on B3 under the tickers HBTS3, HBTS5, and HBTS6. Created to centralize the management and control of the Habitasul Group’s subsidiaries, the company has undergone significant restructurings over the decades, moving away from a financial focus and concentrating on non-financial businesses, especially those related to real estate and equity investments. Its activities include holding interests in civil or commercial companies and providing technical services for planning, organizing, and structuring companies or corporate groups.
Habitasul’s recent financial fundamentals indicate positive profitability, with ROE and ROIC suggesting a reasonable return on capital in an asset-intensive business. Very high gross and net margins point to an unusual revenue and expense profile, which should be analyzed with caution. On the other hand, negative 5-year revenue and profit growth indicate a contraction of business over the period. Current and quick liquidity ratios at low levels call for attention to the company’s ability to meet short-term obligations, while leverage, as measured by net debt/EBITDA at an intermediate level, indicates manageable indebtedness that must be interpreted together with cash generation and asset profile.
The company received a 0.0 score in the Visno Score, reflecting mainly weaknesses in liquidity and share tradability, despite reasonable profitability and leverage metrics. Taken together, this suggests that any analysis of Habitasul should consider not only its financial fundamentals, but also the ease of entering and exiting the investment in the secondary market.

About Habitasul
Habitasul, traded on B3 under the tickers HBTS5, HBTS6, and HBTS3, traces its origins back to 1981 in Porto Alegre (RS), when it was incorporated as a limited liability company under the name Habitasul – Administração e Participações Ltda. Its initial purpose was to serve as a holding company to reorganize and consolidate the shareholding control of the companies that would form the Habitasul Economic Group, bringing together the main real estate, financial, tourism, and industrial investments of its founders. Still in 1981, the company was converted into a corporation and renamed Companhia Habitasul de Participações, with bylaws providing for the issuance of preferred shares and founders’ beneficiary parts, which were later converted into class B preferred shares.
In its early years, the group structured a broad financial arm, including Banco Habitasul S.A., Habitasul Crédito Imobiliário S.A., a securities distributor and brokerage, leasing, and an insurance brokerage, operating a network of dozens of branches and a savings account base of more than one million depositors. The crisis in the national financial system in the mid-1980s, particularly the collapse of large conglomerates and the extinction of the Banco Nacional da Habitação, led the Habitasul financial institutions to enter a special intervention regime under the Central Bank. After restructuring and the sale of the bank and other financial companies to Banco Meridional do Brasil S.A., while maintaining Habitasul Crédito Imobiliário with a restricted focus on portfolio management, the holding redirected its business toward the real estate, hospitality and tourism, wood products industry, and services segments, a process that shaped the group’s current profile.
Today, Companhia Habitasul de Participações’ main activity is holding equity interests in other companies, acting as an operating holding that consolidates results and coordinates subsidiaries engaged in real estate projects, management of real estate receivables, hospitality, tourism, and services. The main source of revenue for its subsidiaries is the development of sustainable real estate projects structured as master-planned communities, based on a significant land bank in strategic regions. Revenue is generated from the urbanization, development, and sale of real estate, complemented by hotel management services, leasing of commercial areas, and the operation of services tied to urban infrastructure, such as water and sewage in certain developments.
In the real estate business segment, Habitasul and its subsidiaries operate in the purchase and sale of properties, construction and sale of housing units, development, subdivision, urbanization, and supervision of works, as well as the preparation of studies, research, and projects targeting the real estate market. In this front are companies such as Habitasul Desenvolvimentos Imobiliários S.A., mainly focused on products for middle- and low-income segments in the metropolitan region of Porto Alegre, and Habitasul Empreendimentos Imobiliários Ltda., which is responsible for an important land bank in Florianópolis (SC), especially the Jurerê Internacional project, aimed at high-income clients. The company also operates in the rental of commercial areas and hotel units and in the sale of lots and land parcels, assuming different roles in each project, whether as subdivider, urban developer, real estate developer, or selling owner of the area.
In addition to development and urbanization, the group operates a services segment focused on hospitality, condominium management, and specialized services. Subsidiary JI Administração Hoteleira Ltda. manages the Jurerê Beach Village and Il Campanário Villaggio Resort hotels in Jurerê Internacional through rental pool and condominium management contracts, taking on administrative, financial, tax, and building maintenance routines. Other subsidiaries, such as JI Gastronomia & Eventos Ltda. and Vale da Ferradura Turismo Ltda., complement this operation with food services, event organization, operation of tourist sites, recreational activities, and sports. Consulplanes – Consultoria e Planejamento Ltda. adds to the portfolio by providing administrative and legal support services, including collection and enforcement of real estate receivables and property documentation services.
Geographically, Habitasul concentrates its activities in two main regions: the metropolitan region of Porto Alegre, the coast, and the Serra Gaúcha in Rio Grande do Sul, and the city of Florianópolis (SC), with a focus on Jurerê Internacional. In these locations, the company leverages a large, long-term development land bank, organized into phases and master plans that define the mix of real estate products and services at each stage. In Florianópolis, in addition to development and sale of properties, the group operates in leasing commercial areas, managing hotel units, and operating water and sewage services tied to the project. There is no material revenue from abroad, so the company’s activities and regulation are essentially domestic.
From a competitive standpoint, Habitasul operates in markets that combine the presence of large developers with nationwide operations and small- and medium-sized companies with regional operations. The company’s strategy, based on the ownership of extensive land areas for long-term development and on partnerships for the execution of projects, differs from the model of short-term, one-off launches. Management believes that, due to this long-cycle characteristic and the intensive use of partnerships, market share is not a key indicator that is closely tracked. In the hospitality services segment, competition in Florianópolis includes resorts and hotels focused on leisure and corporate events, and seasonality is significant, with higher occupancy and revenue generation during the summer high season and in the region’s sporting and corporate events.
State regulation plays an important role in Habitasul’s real estate business, especially in urban planning, environmental, registry, and tax areas. Projects depend on approvals from public agencies for subdivisions, buildings, developments, property registration, and environmental licensing, and also require counterpart obligations such as commitment agreements and urban and environmental compensation. The company reports that it maintains an ongoing institutional relationship with these authorities and regularly obtains the necessary permits. In the social, environmental, and governance fields, Habitasul has established an Executive Sustainability Committee responsible for strategic guidelines on ESG topics, for the Sustainability Policy, and for overseeing its Sustainability Report, which follows frameworks such as GRI, SASB, and the UN Sustainable Development Goals. The company adopts practices focused on the responsible use of natural resources, environmental education, community engagement, diversity and human rights, as well as integrity policies that prohibit donations to political candidates and parties. Non-financial information is subject to independent assurance, reinforcing transparency for investors and other stakeholders in Habitasul’s shares on B3.
In addition to its direct operating activities, Habitasul holds a significant stake in industrial companies related to paper, packaging, and forestry ventures through its investment in Irani Papel e Embalagem S.A., a publicly traded company that leads these businesses. This stake reinforces Habitasul’s role as a diversified investment holding, combining a strong core in real estate development and hospitality services with exposure to related industrial activities, always guided by a capital allocation and corporate control logic, which is a central characteristic of Companhia Habitasul de Participações for investors who follow its HBTS5, HBTS6, and HBTS3 shares on B3.
