About Habitasul

Habitasul, traded on B3 under the tickers HBTS5, HBTS6 and HBTS3, traces its origins to 1981 in Porto Alegre (RS), when it was incorporated as a limited liability company under the name Habitasul – Administração e Participações Ltda. The crisis in Brazil’s financial system in the mid‑1980s, especially the collapse of large conglomerates and the extinction of Banco Nacional da Habitação, led Habitasul’s financial institutions to come under a special intervention regime by the Central Bank. After restructuring and the sale of the bank and other financial companies to Banco Meridional do Brasil S.A., while retaining Habitasul Crédito Imobiliário with a narrow focus on portfolio management, the holding company redirected its business toward the real estate, hotel and tourism, wood‑based industrial and services segments, a process that shaped the group’s current profile.

Today, Companhia Habitasul de Participações’ main activity is taking equity stakes in other companies, operating as an operating holding company that consolidates results and coordinates subsidiaries active in real estate developments, management of real estate receivables, hospitality, tourism and services. The main revenue source of the subsidiaries is the development of sustainable real estate projects, structured as master‑planned communities, based on a sizable land bank in strategic regions. Revenue is generated from land development, real estate development and sales, complemented by hotel management services, leasing of commercial areas and the operation of services related to urban infrastructure, such as water and sewage in certain developments.

In the real estate business segment, Habitasul and its subsidiaries are active in the purchase and sale of properties, construction and sale of housing units, development, subdivision, urbanization and construction supervision, as well as the preparation of studies, research and projects focused on the real estate market. This front includes companies such as Habitasul Desenvolvimentos Imobiliários S.A., mainly focused on products for middle‑ and low‑income segments in the metropolitan region of Porto Alegre, and Habitasul Empreendimentos Imobiliários Ltda., which holds an important land bank in Florianópolis (SC), with emphasis on the Jurerê Internacional project targeting high‑income clients. The company is also active in leasing commercial areas, hotel units and in the sale of lots and land parcels, taking on different roles in each project, whether as land developer, urbanizer, real estate developer or selling owner of the area.

In addition to development and urbanization, the group operates a services segment focused on hospitality, condominium management and specialized services. Subsidiary JI Administração Hoteleira Ltda. manages the Jurerê Beach Village and Il Campanário Villaggio Resort hotels in Jurerê Internacional through pool rental and condominium management agreements, handling administrative, financial, tax and building maintenance routines. Other subsidiaries, such as JI Gastronomia & Eventos Ltda. and Vale da Ferradura Turismo Ltda., complement this operation with food services, events organization, operation of tourist sites, recreation activities and sports. Consulplanes – Consultoria e Planejamento Ltda. adds to the portfolio by providing administrative and legal support services, including collections, enforcement of real estate receivables and real estate agency services.

Geographically, Habitasul concentrates its operations in two main regions: the metropolitan region of Porto Alegre, the coast and Serra Gaúcha in Rio Grande do Sul, and the city of Florianópolis (SC), with a focus on Jurerê Internacional. In these locations, the company develops a large, long‑term land bank, organized in phases and master plans that define the mix of real estate products and services at each stage. In Florianópolis, in addition to real estate development and sales, the group leases commercial areas, manages hotel units and operates water and sewage services linked to the project.
