On Thursday, October 8, 2026, MRV Engenharia e Participações (MRVE3) released its preliminary operating results for the third quarter of 2026, reporting cash generation of R$ 456 million for MRV&CO in 3Q26, driven by the sale of Resia and Luggo assets and by Urba’s cash generation. Over the same period, MRV Incorporação posted record net sales of R$ 3.037 billion and production of 11,258 units.
According to the company, the strike by Caixa Econômica Federal employees in September had a negative impact on transfers, with an estimated effect of approximately R$ 80 million on MRV Incorporação’s cash generation in the quarter. Excluding the effects of swaps and CRI interest related to MRV US’s Loan Agreement, MRV Incorporação’s adjusted cash generation was R$ 18.9 million in 3Q26.
In MRV Incorporação’s operating indicators, the net sales velocity (net VSO) reached 25.1% in 3Q26, compared with 23.3% in 2Q26 and 21.6% in 3Q25. Net sales for 9M26 came to R$ 8.255 billion, growth of 15.2% versus the R$ 7.168 billion in 9M25, maintaining a launch pace similar to the prior year.
In the Luggo residential rental segment, MRV&CO completed the sale of three developments (Luggo Pampulha, Luggo Mauá and Luggo Samambaia), totaling 437 units, to a real estate investment fund structured with Mauá Capital, for R$ 166 million. The transaction is expected to generate R$ 144 million in cash, contributing to Luggo’s R$ 145.8 million in cash generation for the quarter, and is aligned with the group’s strategy of cash generation, deleveraging and operational simplification.
Urba, MRV&CO’s land development operation, recorded positive cash generation of R$ 17.8 million in 3Q26. Urba’s net sales in the quarter totaled R$ 85 million, with an average ticket of R$ 196,000, versus R$ 135,000 in 2Q26, reflecting the mix of products sold, while Resia contributed R$ 313.7 million to consolidated adjusted cash generation, based on the variation in net debt of US$ 57.3 million in the period.
