In the site visit presentation for the Cittá Vila Prudente complex held in 2026, Construtora Tenda (TEND3) detailed its role in the Pode Entrar housing program run by the São Paulo City Hall, with 3,509 contracted housing units totaling R$ 712.4 million and an average price of R$ 203,032 per unit. The total investment planned by the municipality is around R$ 4.4 billion, covering 21,705 units in two phases.
In Tenda’s portfolio within the program, the Estação Tolstói development, in the east zone, has 216 units already delivered, with a purchase price of R$ 209,918 per unit. Under construction, the company has the Guarapiranga complex, in the south zone, with 1,309 units at R$ 206,918 per unit, and the Cittá Vila Prudente complex, in the east zone, with 1,984 contracted units at R$ 199,718 per unit.
Considering the contracts tied to the program, the original signed contract totals R$ 667.1 million, of which R$ 474.6 million (71.1% of the base amount) has already been received. The São Paulo City Hall has accumulated R$ 52.7 million in overdue payments and there are R$ 21.79 million in additional amounts for indexation, interest and fines, resulting in a total of R$ 214.3 million still to be received, of which R$ 170.8 million corresponds to Tenda’s share.
Of the total receivable, the Cittá complex has R$ 281,886,890 already paid, with R$ 31,282,146 overdue and R$ 83,071,476 not yet due, in addition to R$ 10,133,777 in indexation and R$ 2,848,445 in fines and interest, adding up to R$ 127.3 million. The Guarapiranga complex, in turn, records R$ 192,687,668 paid, R$ 21,383,342 overdue and R$ 56,784,652 not yet due, plus R$ 6,927,083 in indexation and R$ 1,879,342 in fines and interest, totaling R$ 87.0 million in receivables.
Tenda also presented the status of the contracts signed in 2023 and 2024 under the Pode Entrar program: in 2023, 10,018 units in 21 developments were contracted, with 40% (3,995 units) already delivered, 51% (5,151 units) still to be delivered and 9% (872 units) terminated, with the Tolstói development being the first to be delivered within the December 2025 deadline. In 2024, 29 projects totaling 11,687 units were contracted, of which 6 are Tenda projects with 3,293 units, representing 28.2% of the total and physical progress of 89.82% as of July 2026.
